Booking and Cancellation Policy

1. Booking Conditions

All bookings are subject to availability and confirmation by the owner.

A reservation is considered confirmed only after:

  • Receipt of a deposit (amount specified at the time of booking), and
  • Written confirmation sent by email.

The balance of the rental amount must be paid before arrival, according to the terms specified during the booking process.

2. Prices

All prices are indicated in euros (€) and include applicable taxes unless otherwise stated.
The owner reserves the right to modify prices at any time; however, the price confirmed at the time of booking will remain applicable.

3. Security Deposit

A security deposit of €1,500 is required prior to arrival.

This deposit will be refunded after check-out, subject to inspection of the property and provided no damage has occurred, no items are missing, and all house rules have been respected.

4. Check-in and Check-out

  • Check-in time: from [to be specified]
  • Check-out time: before [to be specified]

Late check-in may incur additional charges unless agreed in advance.

5. Cancellation Policy

Cancellation by the Guest:

  • More than 45 days before arrival: full refund of all amounts paid
  • 30 days before arrival: 50% of alla amounts paid
  • 30 days or less before arrival: no refund

No-show or early departure:
In case of no-show or early departure, the total amount of the stay remains due and no refund will be granted.

6. Use of the Property

  • The property is rented exclusively for residential and holiday purposes.
  • The number of guests must not exceed the maximum occupancy agreed at the time of booking.
  • Subletting or transferring the booking to third parties is strictly prohibited.

7. Parties, Noise and Neighborhood Respect

  • Parties, events, or gatherings are strictly prohibited.
  • Guests must respect the peace and quiet of the neighborhood at all times.
  • No loud noise, music, or disturbances are allowed, especially between 10:00 PM and 8:00 AM, in accordance with local regulations.
  • Any complaint from neighbors or intervention by authorities may result in immediate termination of the stay without refund.

8. Penalties and Immediate Termination

In case of breach of the house rules (including unauthorized parties, excessive noise, or exceeding occupancy limits):

  • The owner reserves the right to terminate the stay immediately without refund
  • The security deposit may be partially or fully retained
  • Additional charges may apply for damages, extra cleaning, or disturbances

9. Damage and Responsibility

Guests are responsible for any damage caused to the property during their stay.
Any damage, loss, or excessive cleaning required will be deducted from the security deposit.

10. Pool and Safety Disclaimer

Use of the pool and all facilities is at the guest’s own risk.
Children must be supervised at all times.
The owner declines all responsibility for accidents, injuries, or misuse of the property.

11. Cancellation by the Owner

In the unlikely event that the owner must cancel the booking due to unforeseen circumstances, all payments received will be fully refunded. No additional compensation will be due.

12. Liability

The owner cannot be held responsible for any accidents, injuries, loss, theft, or damage to personal belongings during the stay.
